BOOKING CONDITIONS

We realise that holiday plans can sometimes change, so we operate a simple, fair and flexible cancellation policy to cope with this. Details of this are as follows:

If your plans change and you subsequently need to cancel or change your accommodation booking there will be no charge to pay at all if we are able to re-let the room(s). To help us to do this please let us know as soon as possible if you need to cancel or change your booking. We are often successful in re-letting accommodation or changing the details of a booking - even late in the day - without a financial loss to either the guests or ourselves, but this does depend on folk keeping us informed. The following cancellation charges apply only if we are unable to re-let your room(s):

If you cancel your booking more than 15 days in advance we will make a charge of £20 per person to partially cover our losses.
If you cancel your booking less than 15 days but more than 5 days in advance we will charge you for the full cost of the first night's stay.
If you cancel less than 5 days in advance, or curtail your stay giving less than 5 days notice, we reserve the right to charge the full cost of your booked accommodation, including meals.
Please be assured that we will make a full or partial refund of these cancellation charges if we are able to re-let all or part of your accommodation.

Sadly, we have seen an increase in recent years in the incidence of guests simply failing to show up to claim the rooms they have booked. For this reason we reserve the right to charge the full cost of the booked accommodation, including meals, to parties who fail to take up accommodation they have booked. If guests fail to show up, without notice, for the first night of a multi-night stay, we will cancel the remaining nights and release the room(s) unless we hear from them before 10am on the following morning.

If you do have to cancel any accommodation with us and think you may be able to make a claim on your insurance, or against another party e.g. an airline, we will be more than willing to provide you with a Cancellation Invoice. Just ask.
